What We Are

EPRO Processing is your go-to purpose-built platform designed to streamline the creation, management, and tracking of eviction related documents and financial obligations.

Developed specifically for landlords, property managers, and attorneys, EPRO centralizes your eviction workflow. No more scattered emails or missed steps. By connecting all parties to a central source of “truth,” EPRO reduces the administrative burden, improves accuracy, and increases visibility at every stage of the process.

It’s not just another tool – it’s a smarter way to manage your eviction paperwork from start to finish.

What We Are Not

Let’s clear this up:
EPRO Processing is not a legal service provider and does not provide legal representation or advice, nor does it replace the role of an Attorney.

So, what do we do? EPRO Processing serves as a powerful administrative tool – built to support attorneys, landlords, and property managers – not to act as a legal authority. Our role is to offer a secure, intuitive interface for managing the documentation and logistics associated with eviction procedures.

Legal strategy? That’s still between you and your attorney

A Few Things to Consider...

EPRO Processing was built to take the headache out of eviction management. Whether you’re a landlord, property manager, or attorney, the platform helps you create, manage, and track eviction paperwork – all in one place.

Here's how it works:

  • If you’re a landlord or property manager: Good news – EPRO is completely free to use. No hidden fees, no surprises.  Create as many notices as you like and keep all your eviction paperwork in one place, simple, easy.

  • If you’re an attorney: There’s a nominal platform fee when legal paperwork is created, and we connect you to a process server (Bailiff).

👉 One Small Ask: Since the platform is free for most users, when you win your case and the property is back in your hands, let our EPRO Recovery Team act on your behalf and help recover any lost rent or expenses incurred. It’s optional, it’s easy, and it helps us keep offering the platform the way we do.

WHATS YOUR ROLE

Landlord

Who’s considered the landlord? Let’s break it down.
landlord is the person – or sometimes the company – who rents out a property to a tenant. That property could be a house, apartment, condominium, land, or even real estate. In most cases, they’re the ones who provide the lease, collect the rent, and handle tenant related issues.

Now here’s where it gets a little more nuanced:
The landlord and the owner (aka the person listed on the deed) aren’t always the same. Sometimes they are, but in many cases, the landlord is managing the property on behalf of the actual owner. And when it comes to evictions? The landlord is usually the one initiating the process.

👉 Even better? It’s all 100% free for landlords. No hidden charges. Just a streamlined, hassle-free experience built to help you stay in control.

Property Management

So, here’s how property management usually works:

A property owner hires an outside company or individual to take over the day-to-day responsibilities of managing rental properties. This can apply to residential, commercial, and even land-based real estate, and can include things like tenant communication, rent collection, maintenance, inspections – you name it.

In most cases, the property management company acts as the “landlord,” even though they don’t actually own the property. The owner (who’s listed on the deed) steps back, while the property manager becomes the point of contact for all things rental-related.

And when it comes to evictions? Property managers are often the ones initiating the process, acting as the “point man,” and keeping things moving.

👉 Just like landlords, property managers get access to everything EPRO offers completely free – yes, free. No surprises. No usage fees. Just a streamlined experience built to support your role and make your life easier.

Attorney

Attorneys sometimes get a bad rap – but let’s be real, most are doing the hard work, holding it together, and making sure things get done right. So, if that’s you: much respect.

In the eviction process, an attorney (or attorney-at-law) is a licensed legal professional who represents and advocates for a client – in this case, usually a landlord, property manager, or property owner. They’re typically responsible for preparing legal filings, appearing in court, and making sure every step of the process follows the law from start to finish.

👉 While landlords and property managers can use the platform free of charge, attorneys incur a nominal fee when they generate legal paperwork. This also includes being automatically connected to a process server (Bailiff) to provide service.
